Your New Home Isn't as Pest-Proof as You Think
You just closed on a brand-new home in Nocatee or World Golf Village. Everything is fresh — new appliances, clean walls, and not a bug in sight. Why would you need pest control?
Here's the reality: new construction homes in Northeast Florida face unique pest challenges that older, established homes don't. The very process of building your home — clearing land, disturbing soil, and stacking fresh lumber — creates conditions that attract pests and displace wildlife directly toward your new front door.
And that builder termite warranty? It may be closer to expiring than you think.
Why New Construction Attracts Pests
Land Clearing Displaces Wildlife
Both Nocatee (covering 13,323 acres) and World Golf Village (covering 6,300 acres) were built on thousands of acres of previously undeveloped Florida land. When heavy equipment clears that land, it destroys habitats and forces pests to relocate. Rather than eliminating pests, construction pushes them outward — and your new home becomes the closest reliable source of shelter.
Displaced rats, ants, cockroaches, and other pests can travel several hundred feet seeking new harborage. In actively developing communities where new phases are still being built, this displacement happens continuously.
World Golf Village set aside more than 2,775 acres (about 44% of total land) as protected nature preserve directly adjacent to residential areas. While that's wonderful for quality of life, it also means wildlife habitat sits right next to homes — creating an ongoing interface for pest migration.
Fresh Construction Materials Attract Termites
Fresh, untreated lumber is especially attractive to termites, who prefer soft, recently cut wood. Construction activities can also damage vapor barriers or allow debris buildup, giving termites hidden entry points. Wood scraps left on site during building can harbor colonies that later migrate to finished structures.
Moisture in fresh concrete and wood draws insects, and subterranean termites require moisture to survive — the damp conditions around new foundations are ideal for them.
New Homes Attract Pests Faster Than You'd Expect
Research shows that new construction can actually attract ants and termites faster than older homes. Fresh lumber, disturbed soil, and settling foundations create ideal conditions. Without pest control service, even brand-new homes can face termite or ant problems within months of completion.
Your Builder's Termite Warranty: What You Need to Know
Florida Requires Termite Pre-Treatment
The Florida Building Code (Section R318) mandates termite protection for all new residential construction. The entire state is classified in the "Very Heavy" termite infestation probability zone.
Before the concrete slab is poured, a licensed pest control company must apply termiticide to the soil. A Certificate of Compliance is then issued to the building department confirming the treatment was completed. This is governed by Chapter 482 of the Florida Statutes and Chapter 5E-14 of the Florida Administrative Code.
The Warranty Clock Starts Before You Move In
Here's the critical detail most new homeowners miss: by Florida law, the company that performs the termite pre-treatment is required to give the homeowner a one-year warranty from the date of treatment — not the date you move in.
Since pre-treatment happens before the slab is poured, and construction typically takes months after that, you may have significantly less than one year of warranty remaining when you actually close on your home. If your home took 8 months to build, you might only have 4 months of termite warranty left on day one.
What Happens When the Warranty Expires
The warranty can be renewed for up to four additional years upon payment of an annual renewal fee. But here's the catch: if you don't renew, the warranty automatically becomes null and void, and you lose protection against termites entirely.
Many new homeowners in Nocatee and World Golf Village don't realize this until it's too late. We recommend checking your termite warranty status immediately after closing and establishing a pest control relationship before the warranty lapses.
The St. Johns County Growth Factor
St. Johns County's explosive growth makes pest pressure an ongoing concern. The county was the fastest-growing county in Florida from 2020 to 2022, growing 12.2% over that period. The population has surged from 191,268 in 2010 to an estimated 334,928 in 2024 — growth of over 75%.
Nocatee: One of America's Top Communities
Nocatee's growth tells the story. The community's population exploded from 4,524 in 2010 to 22,503 in 2020 — nearly 400% growth in a single decade. Approximately 1,000 new homes are sold each year, and the community has been ranked among the top-selling master-planned communities in the United States for over a decade.
That ongoing construction means continuous land disturbance, continuous pest displacement, and a constant supply of fresh building materials attracting termites.
World Golf Village: Established but Still Growing
World Golf Village broke ground in August 1996 and grew from 12,310 residents in 2010 to 22,117 in 2020 — nearly 80% growth. While more established than Nocatee, the community's extensive nature preserves bordering residential areas create permanent wildlife corridors that keep pest pressure elevated.
Common Pests in New Northeast Florida Homes
Termites
Florida's warm, moist climate makes it the most termite-prone state in the country. Formosan subterranean termite colonies contain millions of workers that can consume one foot of 2x4 lumber in just 25 days. Termite damage costs Florida homeowners over $500 million annually.
Ants
Florida is home to 32 different species of ants, making them the most common household pest in the state. Fire ants are particularly aggressive in newly developed areas where soil disturbance creates ideal nesting conditions. When concrete is poured and soil is dug up, ants immediately begin searching for new nesting areas.
Rodents
When construction disturbs habitats, displaced rodents migrate to the nearest available shelter — often the homes being built nearby. Mice and rats can enter through surprisingly small gaps in new construction, especially around utility penetrations that haven't been properly sealed.
Palmetto Bugs and Spiders
Large cockroaches (palmetto bugs) and spiders are among the most common household pests in Florida. New homes near wooded areas or nature preserves — common in both Nocatee and World Golf Village — see higher numbers of these pests seeking indoor shelter.
Florida Foundation Types and Pest Implications
Most new homes in Nocatee and World Golf Village are built on slab-on-grade foundations, which is the dominant foundation type in Florida due to the state's high water table, sandy soils, and cost considerations. The Florida Building Code requires termite pre-treatment applied to the soil before the slab is poured, with a minimum 6-mil vapor retarder protecting the treated soil.
While slab-on-grade provides fewer entry points than crawl space foundations, it also makes it harder to detect termite activity. With a crawl space, you can visually inspect for mud tubes and damage. With a slab, termites can enter through tiny cracks in the concrete and go undetected for months or years.
This is why regular professional inspections are essential — especially once your builder's termite warranty expires.
When to Start Pest Control for Your New Home
Before You Move In
Pest control should be part of your moving process, not an afterthought. Ideally, have a pest control professional inspect and treat your new home before you bring in furniture and belongings.
Check Your Termite Warranty Immediately
On closing day, ask for your termite pre-treatment documentation. Note the treatment date (not your closing date) and mark your calendar for the warranty expiration. Contact the treating company about renewal options — or contact a local pest control company to ensure continuous coverage.
Establish Quarterly Service
Quarterly pest control is the industry standard for Florida homes, with treatments every three months matching pest reproduction cycles. In Florida's climate, ants, cockroaches, and termites remain active year-round — there's no winter break from pest pressure.
Protect Your Investment
Your new home in Nocatee or World Golf Village is likely the biggest investment you'll make. Don't let pests compromise it. A proactive pest control plan costs a fraction of what termite damage repairs or rodent remediation would run.
